The implementation of precast concrete in a 4-level hotel building design with a building area of 1920 m2 which is planned to be used as a housekeeping laboratory practice facility at the Manado State Polytechnic supports the concept of a practicum learning scheme approach, this building design can be a related design reference to provide easy access for users and managers. In line with this, the precast construction work method which in its realization has received many evaluation results that support the implementation of aspects of efficiency.
The research method is based on literature review, structural strength calculation, building 3D view design, and cost calculation as well as assumption of work completion time. The results obtained are, 1). Structural planning is carried out through a structural analysis approach with ETABS V9.6.0 Software, 2). The principle of structural performance represented through the details of the precast component joints describes the shape of the structural components which are solid, ductile in nature, and support the concept of Special Moment Bearing Frame Structures (SRPMK), 3). The building design prioritizes a minimalist concept, followed by an easily accessible form of room division. 4). The results of research and analysis of precast construction (precast) found a cost of Rp.8.561.107.000 for a period of 12 weeks or 3 months for work completion. The urgency of these research relates to the quality uniformity obtained, this supports the optimization of the service life of the building. Especially for its use as a laboratory.
